Job description
James Lane Mechanical, a Fidelity Company, is looking for an experienced Business Development Representative specializing in Project Sales who knows how to win work, build lasting relationships, and identify opportunities before they reach the market.
We're looking for someone with a strong background in commercial mechanical construction who can confidently engage with owners, developers, general contractors, and design teams while bringing valuable estimating and preconstruction expertise to the table.
In this role, you'll be responsible for driving revenue growth by developing new business opportunities, cultivating strategic partnerships, and preparing accurate, competitive mechanical estimates. If you thrive in a fast-paced environment, understand the commercial construction landscape, and have a track record of turning relationships into projects, you'll have the opportunity to make a significant impact on our continued growth.
What You'll Do
Build and maintain strong relationships with general contractors, construction managers, developers, owners, architects, engineers, and other industry partners.
Identify and pursue new commercial mechanical construction opportunities across healthcare, K–12 and higher education, industrial, institutional, government/military, correctional, data center, municipal, multifamily, and commercial markets.
Generate opportunities for negotiated work, design-build projects, and plan/spec work.
Develop and execute business development strategies to expand market presence and drive revenue growth.
Attend networking events, industry meetings, and client functions to increase company visibility and strengthen relationships.
Monitor market trends, construction activity, and upcoming bid opportunities.
Maintain CRM sales pipeline and prospect as necessary for new business.
Prepare detailed estimates for HVAC, plumbing, pipefitting, sheet metal, and fire protection construction projects.
Review plans, specifications, and contract documents to develop complete project scopes and accurate pricing.
Develop conceptual estimates, budget pricing, and scope narratives for plan/spec and negotiated pursuits; coordinate with estimating department on full quantity takeoffs.
Identify value engineering opportunities and cost-saving solutions.
Participate in pre-bid meetings, design reviews, and project interviews.
Collaborate closely with estimating, operations, and project management teams to ensure a seamless transition from award to execution.
Manage bid day coordination including invitation list strategy, addendum tracking, subcontractor/supplier solicitation, and bid-day logistics.
Write proposal letters, scope clarification narratives, and inclusions/exclusions addenda for plan/spec and negotiated submittals.
Conduct post-bid scope reviews and leveling calls with general contractors and construction managers.
Track and report on pipeline metrics including hit rate, backlog contribution, and revenue booked by project type and delivery method.
What You'll Bring to the Table
5+ years of experience in mechanical estimating, project management, business development, outside sales, or a combination of these disciplines.
Strong knowledge of HVAC, plumbing, process piping, and commercial mechanical construction practices.
Experience estimating commercial and industrial construction projects.
Bachelor's degree in Construction Management, Mechanical Engineering, Business, or a related field preferred, or equivalent experience.
Proven ability to develop relationships, uncover opportunities, and successfully secure new business.
Existing relationships with general contractors, developers, owners, or other industry stakeholders are highly valued.
Proficiency with estimating software, Microsoft Excel, CRM platforms, and related business tools.
Excellent communication, presentation, negotiation, and organizational skills.
Ability to analyze construction drawings, specifications, and project risks.
Valid driver's license and willingness to travel locally throughout the territory.
Why You'll Love It Here
Play a high-impact role that combines strategic business development with technical preconstruction expertise.
Work alongside experienced leadership, estimating, and operations teams in a collaborative environment where your expertise is valued.
Build long-term relationships while helping secure meaningful commercial projects throughout the region.
Enjoy the autonomy to grow your territory and make a direct impact on the company's continued success.
Join a respected organization with a strong reputation in commercial mechanical construction and opportunities for long-term career growth.
If you're an experienced construction sales professional looking for an opportunity where you can leverage both your business development skills and technical knowledge to make an immediate impact, we'd love to hear from you.
